We were instructed by Generator South West and Complex Development Projects to assist with satisfying highways related planning conditions for a proposed mixed-use development at Redcliffe Wharf, Bristol.
The proposals comprise a BREEAM Outstanding Grade A office, 37 two and three bed apartments, many with waterfront views and two waterside restaurants and space for local businesses.
APPROACH
We were initially instructed to undertake a Highways Condition Survey and detailed design work required to gain approval of the necessary highway related works.
Subsequently, we prepared supporting documentation, including a Highway Condition Survey report and detailed highway design and construction drawings required for a Section 278 Agreement. The brief required close collaboration with the architect and the arboriculture consultant to ensure the required highway works did not adversely affect the schemes design and well established trees within the vicinity of the site access.
Discussions were also required with highway officers at Bristol City Council to confirm technical approval, and negotiate pre-construction conditions to allow for preliminary works activities of site investigation, tree felling, demolition and cliff face stabilisation works to be undertaken in advance of the agreement of the Section 278 details and discharge of the related planning condition.
