We were instructed with respect to the redevelopment of a Homebase store to provide a flatted development, including 297 dwellings plus 207m2 of commercial space, with 123 car parking spaces.

APPROACH

We undertook pre-application consultation with TfL & with the Borough highways team, subsequently providing a Transport Assessment and Travel Plan to support the planning application as well as services in support of a stopping up order.

The need for a full Healthy Streets & Active Travel Zone assessment was negotiated away, reducing client costs. Detailed parking surveys and sustainability assessments were produced in order to justify car parking provision levels well below the local planning policy standards.

Highways matters were agreed with TfL and the Borough through regular meetings and direct correspondence, ensuring that the planning application could progress to determination without delay.

We undertook work to agree a stopping up order in principle with the local highway authority, during the planning application, thus reducing timescales for the associated work post grant of planning permission.

OUTCOME

The planning application was granted permission in May 2020.
