PROJECT

We were instructed by Freemans Event Partners to support a full planning application for the development of four B1(c) and B8 buildings with ancillary access, parking, landscaping and associated works at, Quadrant Distribution Centre in Hardwicke, Gloucestershire.

APPROACH

We initially undertook scoping discussions with highway officers at Gloucestershire County Council and Highway England to establish the planning background and the required methodology and inputs required.

We prepared supporting documentation, including a Transport Statement and Travel Plan to support the planning application. The scope of work included the a summary of proposed access arrangements, onsite parking layout advice, and bespoke trip generation and distribution calculations. Further to discussions with Highways England, we also assessed the impact of additional traffic on Junction 12 of the M5.

The impact of traffic was particularly sensitive given the site was unallocated and located in an area comprising a high level of future/committed development. The Transport Statement therefore included specific and detailed information on the proposed operations of the future occupier to demonstrate a non-material traffic impact on the surrounding highway network.

OUTCOME

Planning permission was granted in December 2020. We have since been requested to provide further input to the reserved matters submissions.
