PROJECT

TPA was appointed by THAT Group to support a planning application for a mixed use development at the Listed Bournemouth Echo Building. The development proposal consisted of co-worker office space, a bar, gym, screening room and events space.

APPROACH

TPA were brought onto the project post-submission of the planning application, following an objection from BCP Council on highways grounds. Objections were made on servicing arrangements, drop-off arrangements, car parking and cycle parking.

In response, TPA prepared a Transport Assessment Addendum, to set out the trip generation of the Site, and justify the proposed car and cycle parking provision. Swept path analysis was undertaken of the proposed service yard to demonstrate that it could operate in a safe manner.

TPA also successfully negotiated away a significant financial request to support public realm improvements in the local area. This was demonstrated to be excessive for the scale of development..

OUTCOME.

Following the removal of the highways objection, the development received planning permission in February 2021.
