PROJECT
We were approached by Croudace Homes to support them with a scheme to develop up to 70 dwellings on land to the north of School Road in Arborfield Cross. An outline application was to be submitted with all matters reserved apart from access.
APPROACH
We reviewed the consultation response provided for the previous scheme and responded to each request from the Highway Authority within our Transport Assessment and Framework Travel Plan. This included a preliminary design of the proposed access which was supported by a Road Safety Audit, a pedestrian audit of key local routes within Arborfield Cross, and swept path analysis of the internal illustrative masterplan to demonstrate that the proposed quantum of units could be accommodated.
Our advice ensured the proposals took primary access from School Road via a new priority junction which realigned the existing road into the site, whilst an active travel access was provided onto Cole Lane.
Following submission of the planning application we prepared a Technical Note responding to further queries from the Highway Authority, concluding that there were no outstanding matters relating to transport preventing planning permission from being granted.
OUTCOME
The Highway Authority were satisfied and Wokingham Borough Council subsequently resolved to approve the scheme at planning committee.
